Restaurant space that can actually cook.
Betty finds and vets food-service space across Greater Vancouver, for the people who run restaurants and the people who own the buildings.

Zoning and use
Whether a restaurant is allowed in that unit, and whether a change of use needs new permits before you open.
Hood and exhaust
A commercial hood with a route to the roof, plus make-up air. It is often the biggest single cost, so who pays belongs in the lease.
Grease, power and gas
Metro Vancouver requires a grease interceptor for food-service businesses, and a cooking line needs more power and gas than most retail units have.
Seats and licences
Your seat count sets the washrooms and the accessibility upgrades. Liquor and patio approvals each run on their own timeline.
The lease
Long enough to pay back the build-out, with rent-free time to fit out and the right to sell the business with it.
An existing restaurant fit-out can save months, if the equipment and the approvals are really there.
